1. OCCUPATION: A maximum of 5 guests may occupy Rutland Hill Farmhouse. Check-in time is 3 pm.
2. PARKING: On the gravel driveway and parking space for 2 cars. NO parking on the grass (except under the tree before the 2-car parking space in front of the Woodshed door—this is a 3rd additional space if needed). NO parking above the house—do not block access to the Dumpster.
3. HOUSEHOLD SUPPLIES: All necessities are your responsibility. We supply you with items to begin your stay such as a personal shower bag (body wash, shampoo, conditioner + 1 small toothpaste tube), toilet paper, paper towels, dish washing soap, sponge and kitchen towel, and garbage bags.
4. TEMPERATURE CONTROL: Radiator thermostat on kitchen wall. Adjust temperature accordingly, remembering it takes a while for the radiators to heat up.
5. FRONT GARDEN: 4 outdoor lounge chairs are available in the front garden. Cushions and 2 blankets for these chairs, if needed, are stored in the black trunk in the living room. Before departure, please leave the cushions and blankets used during your stay on the kitchen floor for cleaning.
6. WOODSHED: Enjoy our display of old farm tools and implements, but do not move them from their locations. The Grill is stored here. The brown trunk next to the Freezer contains your Grilling Tools.
7. BLACKSTONE GRILL: The grill is stored in the woodshed. To use it, wheel it out to the picket fence before the gate. It must be in the open, not against the house. READ THE INSTRUCTIONS BEFORE USE. All fires are to be strictly supervised by an adult. Be sure the fire is completely out before leaving it unattended. Grill tools are located in the brown trunk next to the freezer in the woodshed. Clean the grill after use. Please leave all areas in the condition you found them for use by the next guest. An extra propane tank can be found in the woodshed.

8. BARN, HAYSHED & OUTBUILDINGS: The BARN, BARNYARD, HAYSHED & OUTBUILDINGS ARE OFF LIMITS TO ALL GUESTS. The Hayshed is the doghouse for our old, retired Border Collie called “Dellie”, with a dog door to the back pasture.
9. PASTURES & WOODS: For access to the pastures and woods, only use the Trail marked “P-1” north up the Passageway to access our woods. DO NOT OPEN the GREEN GATE at the far end of the BARN. That is a dog pasture and may not be accessed.
10. PASTURE & FOREST TRAILS: Read or download our Trail Guide to enjoy strolls over the meadows and into the forest. Follow the paths and use caution. AT YOUR OWN RISK, dogs (if you bring them) may run in the fenced pastures with closed gates. HOWEVER, NO DOGS ARE ALLOWED IN THE FOREST.
11. FARM GATES: The custom on farms is: If you find a gate CLOSED, you should always close it behind you. If you find a gate OPEN, you may walk through and not close it.
12. NO SMOKING INSIDE THE HOUSE
If you have to smoke, GO OUTSIDE and use a jar with water as an ashtray and extinguish all cigarettes properly. In cold weather, you may use the Woodshed, but air it out afterwards. PLEASE DO NOT LIGHT FIRE OR SMOKE along pasture and forest paths. An additional cleaning service fee ($500) will be charged to your account should we find evidence of smoking inside the house.
13. PETS. NO PETS are allowed (except Service Dogs) unless arrangement with owners is accepted. An additional cleaning service fee ($500) will be charged to your account should we find evidence of pets. Any guests who disregard this rule will also be immediately evicted.
14. DEPARTURE:
Check-out time is 11 am. Empty refrigerator and cabinets of all food. All dishes are to be washed and put away. All trash is to be bagged and removed from the house and put in the Dumpster located above the Outbuildings. Ensure the lid is closed. NO LOOSE TRASH, please!
All USED bed linens must be stripped from beds and put in the baskets provided and left in the kitchen.
All USED towels must be put in a pile in the kitchen separate from the bed linens.
No Refunds will be given for early departure.
CLOSING:
Windows: Please close all windows to prevent storm water from entering the house.
Doors:
1) Front door: Please close the front door to the garden using the knob from inside the door.
2) Back door of Woodshed: Secure the lock from the inside before leaving.
3) Kitchen & Woodshed doors: Press the “Yale” icon on the Kitchen door to secure the keyless entry system. Do the same with the outside Woodshed door.
15. BREAKAGES: You are responsible for the cost of replacing any missing or broken furnishings, books, decorative articles or other household items.
16. HUNTING: No Hunting unless previously arranged with the owners.
17. OUTDOORS:
DO NOT FEED THE ANIMALS! Use caution around wild animals that travel across our property.
18. MISCELLANEOUS:
Guests are expected to maintain the house in the same condition as when they arrived. Furniture must be put in original places.
The property borders private property, please respect the privacy of our neighbors.
Please report any broken or malfunctioning appliances, electronics, heating, or cooling equipment immediately so we can have it repaired.
19. PERSONAL LIABILITY:
You are responsible for proper supervision of all guests in your party. The area is wonderful for activities such as biking, fishing, hunting, boating and hiking. The proper licensing and safety gear for all activities are your responsibility.
